What's Inspected During A Home Inspection
WHAT’S INSPECTED
All building inspections are a “point in time” visual inspection. Inspections are preformed under the rules, guidelines, standards of practice, and code of ethics of North and South Carolina. Listed below is a list of components to be inspected. This list does not contain all of the components listed by the North Carolina Licensure Board. For a complete list go the www.nchilb.com.
STRUCTURAL COMPONENTS
Foundation, floors, walls, columns or piers, ceilings and roofs
EXTERIOR
Wall cladding, flashings, trim, exterior doors, a representative number of windows, garage door openers, decks, balconies, stoops, steps, applicable railings, eaves, soffits, fascias, driveway, walkways, grading and drainage with respect to their effect on the building.
ROOFING
Roof coverings, roof drainage systems, flashing
PLUMBING
Interior water supply piping, faucets, drain lines, water heating equipment
ELECTRICAL
Electrical service entrance, service equipment, over current devices, main distribution panel; the operation of a representative number of installed ceiling fans, lighting fixtures, switches and receptacles; the operation of ground fault circuit interrupters, smoke detectors and carbon monoxide detectors.
HEATING / AIR CONDITIONING
Inspect permanently installed heating and air conditioning equipment using
normal operating controls. Fireplaces and gas logs are also inspected and reported on.
INTERIORS
Walls, ceilings, floors, steps, stairways, balconies and railings; a representative number of cabinets, counter tops, interior doors and windows
INSULATION AND VENTILATION
Report on the presence of insulation in floors and ceilings; ventilation of the crawl space, attic, bathroom, kitchen and laundry areas.
BUILT IN KITCHEN APPLIANCES
Inspect permanently installed dishwasher, range, trash compactor, garbage disposal, installed microwave ovens.
